Murapol GreenCity is 249 apartments on Agatowa Street in Złocień, due in Q2 2027. Złocień is a peculiar spot on Kraków’s map: an enclave of new housing at the eastern rim of Bieżanów-Prokocim, cut off from the city by railway tracks and industrial land. Developers favour it for cheap plots — which is exactly why this project’s price spread deserves a careful read. Tabelaofert puts the entry price at 11,544 PLN/m² (186 flats on offer, 28.08.2026), below the district floor; rynekpierwotny.pl puts the average across the whole offer at about 15,800 PLN/m², above the Bieżanów-Prokocim range (12,800–15,300 PLN/m²). The specific unit makes the difference, not the address.

Murapol plays its standard hand here: compact mortgage-optimised layouts, smart-home and fit-out bundles, a well-oiled sales machine. Product quality is repeatable and predictable, and the estate’s green areas should live up to the name. The problem is daily logistics: buses as the city-transport backbone, or fighting through Wielicka by car — the fastest alternative being the Kraków Złocień railway halt by ul. Złocieniowa (open since 7 November 2021), if you live within walking distance. Bear in mind, too, that several other estates are rising in Złocień simultaneously, so local rental and resale supply will be substantial.

Who it suits: mortgage buyers taking the fit-out package who accept the enclave character in exchange for a new standard. Who it doesn’t: investors expecting above-average yields, and anyone commuting daily to the centre by public transport.
