Choosing a district in Kraków decides two things at once: how comfortable daily life is, and how much your apartment will earn (or lose). Yet districts are usually described in words — “Kazimierz is atmospheric”, “Podgórze is up-and-coming”. We show them in numbers: price per m², estimated rental yield, time to the Main Square, green coverage and a score across 7 dimensions (connectivity, daily life, family, dining, culture, sport, green).

How we measure. District scores are built on open data: points of interest and infrastructure (OpenStreetMap), travel times (the Valhalla routing engine), and the share of green space and water. Prices are indicative new-build entry (“from”) prices for 2026. Rental yield is an estimate (a modelled benchmark rent) — a guide, not a guarantee.

Kraków’s three price tiers

The average new-build price in Kraków is about 17,200 zł/m² (2026, primary market, +3% YoY — rynekpierwotny); the median transaction sits around 14,100 zł/m². Entry (“from”) prices by district start from ~12,400 zł/m². Districts sort into three tiers:

Premium districts — prestige and atmosphere

The most expensive, most “urban” districts. The lowest yields, but the strongest demand and price-growth potential.

  • Kazimierz — the heart of nightlife and the creative scene; for those who want to live where things happen.
  • Old Town (Stare Miasto) — the best connectivity and culture, but tourist bustle and the highest price.
  • Zabłocie — former industrial land in a stylish makeover: lofts, riverside, next to Kazimierz.
  • Grzegórzki — central, residential and well-connected; one of the city’s most sought-after addresses.
  • Zwierzyniec — greenery (Wolski Forest, Błonia), quiet prestige; families and professionals.
  • Krowodrza — close to Błonia and the centre, sport and student life; consistently strong demand.

Mid-range districts — the best balance

The broadest group: reasonable prices, good transport, a real choice of new developments. This is where most owner-occupiers buy.

The cheapest, with the highest estimated yields. Further from the centre, but with steady rental demand — the natural choice for investment.

Neighbourhoods — one level below the district

A district is a large unit: Dębniki covers both the student Ruczaj and the villas of Sidzina, while Prądnik Biały spans old Azory and the built-from-scratch Górka Narodowa. Prices, building stock and commuting can differ more between neighbourhoods than between two adjacent districts — so when you are choosing a specific flat, look at the neighbourhood, not just the district name.
