Frequent questions

What is free for me — and what is paid?+

Partner new-builds are free for you: in Poland the developer pays the agent’s commission, the price is the same whether you come through us or alone, and we never add anything to the developer’s price. Our paid service is full buyer representation on the secondary and off-market — we work only for you, at tariffs fixed in writing before we start.

Why not just go to the developer directly?+

A developer only sells their own buildings, in Polish, and works for their own interest. We compare projects across the whole market, check the contract and the developer for risks, negotiate, and run everything in your language. Same price — but with someone on your side.

Can foreigners buy an apartment in Poland?+

Yes. For a separate apartment, no MSWiA permit is required — even for non-EU citizens. A permit can apply to land or a house, but rarely to flats. We confirm your exact situation before you commit, so nothing is left to chance.

I don’t speak Polish — how does the deal work?+

Everything runs in English, Russian or Ukrainian, from the first call to the keys. At the notary, Polish law requires a sworn court translator for anyone who does not speak Polish — we arrange one and explain every clause before you sign.

Is my money safe — what if the developer fails?+

For new-builds, the Developer Act requires your payments to sit in a protected escrow account, released to the developer only as construction milestones are reached. Before you pay anything, we also check the developer’s track record and the contract for red flags.

Can I buy without coming to Kraków?+

Yes. We send video tours and all documents, and the purchase can be completed remotely through a power of attorney prepared with a sworn translator. Many of our buyers choose and sign without leaving home — then we hand over the keys.

You’re new — why should I trust you?+

You don’t have to take our word for it: your money sits in regulated escrow, the deal goes through an independent notary, and we show you the developer’s documents and put our promises in writing. You also deal with one named person who has bought here as a foreigner — not a call centre.
