Is investing in real estate worth it?
The honest answer: yes, if you treat it as a multi-year business that needs running, not as a deposit that works by itself. A rental flat pays two ways — rent and possible capital growth — but both come with work and costs that never appear in an advertised “5.8% a year”.
The case for: income is monthly and predictable, and Kraków’s demand base is durable (students, workers, relocation); leverage lets you work with more capital than you have, with the tenant covering part of the instalment; a flat is a real asset that has historically preserved capital against inflation (no guarantee); and the tax is simple — a flat rate of 8.5% up to 100,000 zł of annual revenue and 12.5% above it (details: rental income tax).
The case against, named plainly:
- Gross is not net. From an estimated 5.5% gross, subtract the building fee, tax, insurance, small repairs and one to two vacant months a year: the realistic net result is usually 3.5–4.5%. Run it on a specific listing in the rental yield calculator.
- High entry cost and poor liquidity — selling takes weeks or months, plus transaction costs on both sides.
- Concentrated risk: one location, one building, one tenant at a time.
- It is work. A management company typically takes 8–12% of the rent and lowers the result.
- Opportunity cost. Compare the net figure with low-risk instruments (government bonds, deposits). If the gap is small, the premium for risk, illiquidity and your own labour may not be worth it.
The practical conclusion: property makes sense on a 5–10 year horizon, with cash set aside for fit-out and vacancies, and a realistic 3.5–4.5% net — not on the assumption that prices will resume double-digit growth.

- Track record: completed projects, punctuality, handover quality (forums, reviews).
- Financials: KRS filings, statements, debt.
- The plot: land register — sections III (claims) and IV (mortgages).
- Information prospectus: completeness and consistency with the agreement.
- Escrow account: closed is safer than open.
- Developer agreement: symmetric penalties, a fixed price, a schedule tied to construction stages.
