What a flat costs in Górka Narodowa
The entry price is the lowest of the seven developments Tabelaofert tracks on Górka Narodowa (360 flats, as of 28.08.2026): Przystanek Prądnik (Dom Development) at ul. ks. Józefa Meiera 70 from 12,126 zł/m². The spread within the estate is wide — Osiedle Ozon phase VII from 13,261, Drago from 13,242, Glogera F and G from 13,600, Ozon phase VIII from 14,224, Osiedle Kołłątajówka from 15,754 zł/m². Górka Narodowa is an estate on the northern edge of Kraków, in District IV Prądnik Biały, along both sides of al. 29 Listopada — the road out towards Warsaw. For two decades it stood for housing that had outrun its infrastructure. In September 2023 that changed.
Where “Narodowa” comes from
The village of Górka (Latin Gorka Minor) appears in documents of the Tyniec abbey dated 1398, 1409 and 1426, and until the nineteenth century belonged to the cathedral canons. After the Third Partition prebend estates passed to the treasury as their holders died out; when canon Kajetan Sołtyk died in 1804, Górka became state — that is, national — property, and the name stuck (Wikipedia, citing J. Małecki, August 2026).
The area was incorporated into Kraków on 1 June 1941 by the occupying authorities; because a PKWN decree annulled the occupier’s changes, the Council of Ministers reissued the boundary regulation on 25 October 1948, backdated to 18 January 1945.
The tram that reset the area
The Krowodrza Górka – Górka Narodowa tram line, stage III of the Kraków Fast Tram and 5.5 km long, opened on 4 September 2023. The Górka Narodowa P+R interchange on ul. Papierni Prądnickich followed on 8 January 2024: trams 18, 50 and 69 reach the loop, while buses 217, 247, 257, 277, 280, 503, 307 and 917 use the terminal (krakow.pl, 12.01.2024). The Park and Ride offers 465 spaces on two levels, staffed 24/7 (ZTP Kraków, August 2026).
For a buyer that is the key fact on this page. Before 2023, Górka Narodowa meant the morning queue on al. 29 Listopada or ul. Opolska; today it means a choice between that queue and the rails — but only for flats genuinely within walking distance of the stops. Check that on foot, not on a map.
Two kinds of housing
Blocks of flats dominate along ul. Banacha in the north, detached housing around Kuźnicy Kołłątajowskiej and Natansona. Górka Narodowa is one of Kraków’s younger and most intensively built-up estates — Dom-Bud M. Szaflarski, Geo, Salwator, Budrem and several co-operatives have all built here. That pace had a price: the Kuźnica Kołłątajowska estate shared the Archi-Szopa for the worst Kraków development of 2012 with Ruczaj.

The range starts below the Prądnik Biały floor (14,200 zł/m²), and a spread of 3,600 zł per metre inside one estate says it plainly: the address and the walk to a stop make the difference.
Who it suits
Buyers who want a new flat below the district threshold and will genuinely use the tram; families who like the low-rise streets around Kuźnicy Kołłątajowskiej; commuters from outside Kraków, since the P+R is right here. It suits far less anyone who will drive into the centre: al. 29 Listopada does not forgive at peak.
