29. Aleja — our assessment

  1. Aleja needs one expectation reset up front: administratively it is Stare Miasto, in reality — the district’s northern rim along al. 29 Listopada, in the Warszawskie area. The window view is not the Planty; it is an urban arterial heading out towards Warsaw. That geography explains the price: about 18,052 PLN/m² per aggregators, below the district’s statistical range (19,200–23,000 PLN/m²), which the strict centre inflates.

The real assets are prosaic and countable. The Main Railway Station with Galeria Krakowska is a short ride or a longer walk away — of daily value to anyone commuting by rail around Małopolska or flying from Balice (train from the station). The developer is Dom Development, a top-league national player with a punctuality reputation it is still cementing in Kraków; at 149 apartments this is a mid-scale project without mega-estate risks.

The minuses, plainly: the noise and traffic of al. 29 Listopada (an arterial being widened), rail-and-industry surroundings to the east, and none of the postcard setting the district’s name implies. Who it suits: centre-based workers, frequent travellers and buy-to-let investors with hard-nosed locational logic. Who it doesn’t: buyers of the Old Town dream — this is not that address — or anyone sensitive to arterial noise.
