Centralna Vita

Centralna Vita is the largest project in our review: roughly 1,400 apartments that Develia is building in phases in Czyżyny, near Centralna Street. Scale cuts both ways here. On one side, a major listed developer and a starting price of 12,050 PLN/m² — well below Czyżyny’s typical range of 14,300–17,100 PLN/m²; early phases of big estates are often the cheapest ticket into a district. On the other, buyers will live next to an active construction site for years, and once later phases complete, hundreds of near-identical studios and one-beds will hit the local rental market at once, which can temporarily squeeze rents.

The location is solid rather than prestigious: trams along al. Pokoju, the Polish Aviators’ Park and Tauron Arena within a walk, 20–25 minutes to the centre. Czyżyny is a district on the way up — infrastructure is growing, but the post-industrial surroundings still show.

Who it suits: first-time buyers on a tight budget and investors betting on Czyżyny’s growth over a 5+ year horizon. Who it doesn’t: anyone wanting a small, finished neighbourhood, or landlords counting on renting without competition — supply from the neighbouring staircases will be heavy. The project name has real search demand, which helps resale, but never replaces a yield calculation.
