Centralna 51C — our assessment
Centralna 51C is the second and final phase of the PROINS S.A. estate on Centralna Street in Czyżyny: two sections of 4 and 5 storeys above a shared two-level garage, 84 apartments in total from 33.59 to 142.82 m² (rynekpierwotny.pl, September 2026), 61 of which were on sale in September 2026. The developer gives the deadline “completion of construction works May 2027” (proins.pl). Mind the name: this is not Develia’s Centralna Vita, although both developments sit on the same street. The PROINS price list starts at 12,000 PLN/m², yet that rate belongs to the largest unit of 128.53 m²; small apartments are priced at 15,200–16,800 PLN/m² (proins.pl, as of 18 September 2026).
The location’s biggest asset is the completed first part of the estate: ground floors host service premises, shops, nurseries and a kindergarten, with a playground alongside (proins.pl). Within a kilometre rynekpierwotny.pl (September 2026) counts 31 bus stops (the nearest 115 m away), 30 shops and 9 educational facilities; the tram, however, is 534 m away and the centre 4.7 km. On the budujesie.pl forum (November 2025) users noted that the link to Sołtysowska Street is to be pedestrian and cycle only, and earlier (May 2025) there were complaints about the drawn-out delivery of phase one.
Who it suits: buyers who want to live in Czyżyny on an estate with working infrastructure rather than beside a building site, and anyone looking for a large floor area below the district average price. Who it doesn’t: investors counting on cheap studios to let — here the small units cost the most per metre — and anyone for whom a tram at the doorstep is a must.

The price list on proins.pl (September 2026) starts at 12,000 PLN/m², but that rate applies to the largest apartment in building C2 (128.53 m² for 1,542,360 PLN). Small units cost more per metre: up to 15,800 PLN/m² in C2 and 15,220–16,800 PLN/m² in C1, e.g. a studio at 626,304 PLN works out at 16,800 PLN/m². For a typical buyer the real entry point is closer to 15–17 thousand PLN/m².
When will Centralna 51C be delivered?+
PROINS states on its website "completion of construction works May 2027"; rynekpierwotny.pl (September 2026) lists Q2 2027. Construction began in Q4 2024, and according to posts on the budujesie.pl forum (January 2026) the structure of both sections was already up and windows were being fitted.
Where is Centralna 51C located?+
On Centralna Street in Czyżyny, about 4.7 km from the centre, within an existing PROINS estate of which it is the second and final phase. It is a different project from Develia's Centralna Vita on the same street — the names are easy to confuse.
Is Centralna 51C a good investment?+
For: the finished surroundings of phase one with services and a kindergarten, an advanced construction stage and a small, predictable phase of 84 apartments. Against: per-metre rates for small units are not low, and roughly 1,400 apartments of Centralna Vita are going up next door, which will add rental supply in the area. This is not investment advice.
