Prato Park — our assessment
Prato Park (165 apartments, completion declared loosely as “2026”) is the Westa group’s third project in our review after Podedworze 11 and ESSA Kliny — this time in southern Czyżyny near Nowohucka. The group repeats its pattern: a single-project SPV, openly published prices, mid-sized scale. We credit that price transparency, especially since it reveals what marketing usually hides: a spread from 14,000 to about 19,200 PLN/m² depending on the floor. In practice one building sells two different products — a sensibly priced unit on a low floor, or a view apartment at near-central prices.
The location is a junction of three worlds: the Vistula and the green areas that lent the project its name are close, the Dywizjonu 303 roundabout and its trams are not far, yet the immediate surroundings still show traces of this stretch of Nowohucka’s warehouse-industrial past. An area mid-transition — with a visible trajectory but no guaranteed pace.
Who it suits: buyers wanting cheaper than Podgórze across the river and accepting a neighbourhood in flux; investors letting to employees of nearby offices and business zones. Who it doesn’t: anyone wanting an established neighbourhood from day one, or buying blind without comparing prices across floors.

Where is Prato Park located?+
In southern Czyżyny, around Nowohucka Street, near the Vistula meadows — hence the "park" in the name. It is the meeting point of Czyżyny, Podgórze and Dąbie: the boulevards and greenery are close, but the surroundings remain partly post-industrial.
