Ogrody Glogera (etap B)

Ogrody Glogera is a three-phase estate by Henniger Investment on Zygmunta Glogera Street in Prądnik Biały — ultimately more than 600 apartments in low-rise buildings set well apart (mieszkajwmiescie.pl, September 2026). Our assessment covers phase B: three buildings, 236 apartments from 27 to 107 m², ground to third floor, 70% construction progress and completion planned for Q2 2027. Phase A (127 apartments at Glogera 2) received its occupancy permit in March 2026 and is ready for handover; the developer is selling its last units there at reduced prices of 15,600–17,267 PLN/m² (as of 18 Sept 2026). For phase B no per-metre rate is published by the developer — the aggregator noweinwestycje.pl quotes from 14,941 PLN/m² (18 Sept 2026), but that is secondary data.

The surroundings are the city’s northern fringe: the developer counts 3 minutes to the Krowodrza Górka park-and-ride, 4 to Auchan, Primary School No. 68 and the John Paul II Hospital, 6–7 to Biedronka and Lidl, and 17 minutes to Park Białoprądnicki. The Dolina Prądnika nature area and Las Witkowicki woods are within walking distance. To be fair: on the budujesie.pl forum (2024) there were remarks about a roughly 10-minute walk to the tram and regional buses and about “long and narrow” layouts, and the northern ring road is under construction nearby. The upside is phase B’s specification — underfloor heating, air conditioning, aluminium windows and a courtyard of nearly 5,000 m².

Who it suits: families after low-rise, green housing with a finished phase next door to inspect, and people who drive towards the ring road. Who it doesn’t: buyers for whom a tram at the doorstep is non-negotiable, and investors expecting full price transparency without a visit to the sales office.
