The table on dom-bud.pl (18 September 2026) lists 29 units from 42 to 100 m² with 2–5 rooms, 16 of them marked available, and the lowest rate is 12,500 PLN/m²; most listings sit between 13,500 and 15,500 PLN/m² (577 thousand–1.42 million PLN). The buildings have a ground floor plus three storeys, underground garages and surface spaces with no obligation to buy one (dom-bud.pl, nieruchomosci-online.pl, September 2026). The developer does not publish the occupancy permit date. Do not confuse it with the neighbouring “ul. Stawowa” at 242/242A: 26 apartments completed in Q4 2023 and now pricier (tabelaofert.pl, 14,500–16,400 PLN/m², 9 September 2026).
The surroundings are the city’s edge: low-rise housing, allotments and fields. From the “Stawowa” stop run buses 168 to the Krowodrza Górka park-and-ride, 501 and 511, plus suburban routes 200, 210, 230 and 310 (busy-krk.pl, September 2026); there is no tram. Lidl and Biedronka stand at the Ofiar Katynia roundabout, Galeria Bronowice and IKEA are a few minutes by car, and in the other direction lie the Zabierzów forests (dom-bud.pl). The developer lists no schools on its site. On the budujesie.pl forum (July 2023, about phase 242) users judged the prices high for a location “more Modlniczka than Kraków” — a remark that still applies.
Who it suits: buyers who want to move in right away and view a real apartment rather than a render, and drivers looking for one of the lower rates on Prądnik Biały’s new-build market. Who it doesn’t: people without a car who depend on trams and city bustle, and investors counting on fast price growth — this is a quiet fringe, not a rising district.
