Kliny — is it worth buying a flat here
Kliny is a cluster of residential estates on the south-western edge of Kraków, in District X Swoszowice. It is one of the cheapest locations inside the city limits and Kraków’s clearest example of housing running about fifteen years ahead of public transport.
How Kliny differs from the rest of Swoszowice
Swoszowice is known for its spa, sulphurous waters and protection zones that legally restrain dense development. Kliny is the other face of the same district: an area where developers put up tight rows of terraced houses and low blocks, with no spa brake and no matching municipal infrastructure. City forecasts pointed to some 24,000 new residents in the district by 2035 (Radio Kraków, 26.10.2023).
One detail worth keeping: Stanisław Lem lived on ul. Narvik in Kliny Borkowskie for nearly half a century (Wikipedia, August 2026) — no other microlocation in our set carries a neighbour like that.
Housing and prices
Tabelaofert reports an average asking price of about 12,833 zł/m² on the primary market (data as of 26.08.2026), with a clear spread: studios around 13,900 zł/m², four-room flats around 11,900 zł/m². Those are among the lowest rates in Kraków and the main argument for buying here. The usual order is inverted: new build is about 20% cheaper than resale, because the resale market here consists largely of houses and terraces rather than flats.

The commute, which is the catch
Kliny has no direct public-transport link to either the Main Square or the main railway station: every such trip requires a change (Gazeta Wyborcza Kraków, 03.03.2026). Buses 121 (Borek Fałęcki – Kliny Poranne, launched 15.02.2021), 136 and 104 serve the estates, the last of these reaching the Swoszowice SKA park-and-ride and its trains to Kraków Główny. In October 2025 residents lost route 722 to the centre (Gazeta Krakowska, 04.10.2025). There is no tram and there will not be one soon — the city is still only studying a line. Buying here means buying today’s journey, not the promised one.
Who it suits — and who it does not
Kliny is a rational choice for a family with a car working outside the centre, and for first-time buyers for whom the entry price matters more than travel time. It does not suit people without a car, anyone on fixed hours in the centre, or investors counting on short-term letting — there is no tourist demand here.
What is going to change
The draft local plan “Kliny” covers 132.7 ha across Districts X and IX; it is at the stage of reviewing comments after public display (BIP Miasta Krakowa, August 2026). Its stated aims are to protect the urban layout of Kliny Borkowskie, bring order to development activity and designate publicly accessible land — social infrastructure, public space, greenery and sport. The city is catching up on what was missing while Kliny grew fastest.

It depends how you travel. Prices are among the lowest in the city, but public transport does not run directly either to the Main Square or to the main station. For a family with a car the arithmetic usually works; for someone commuting daily by bus, far less often.
