Balicka Living

Balicka Living is the first phase of a new estate by the EKOPARK brand (Zasada Group) at 161 Balicka Street in Mydlniki, on the western edge of Bronowice: two low-rise buildings with 92 apartments from 41 to 99 m² (2–4 rooms), balconies, terraces or gardens, and an underground garage (ekopark.pl, September 2026). Sales opened in late July 2026; until then the developer only collected a waiting list without prices. Today the developer’s site quotes prices from 11,800 PLN/m² and 59 available units (18 September 2026), while rynekpierwotny.pl (17 September 2026) gives a range of 11,800–15,500 PLN/m² and handover in Q3 2027; the developer itself publishes no date, and sources even disagree on the number of storeys.

Rail is the location’s biggest asset: the Kraków Młynówka SKA stop is 200 m from the estate, Kraków Mydlniki PKP station 350 m, and the Bronowice Małe tram loop with park-and-ride 1.3 km (ekopark.pl). A Biedronka stands on the neighbouring plot, the University of Agriculture campus is within walking distance, and Galeria Bronowice is about 7 minutes by car. The same railway is also a drawback: the tracks border the plot, Balicka Street carries round-the-clock airport traffic, and the approach path to Balice runs over Mydlniki — users on the budujesie.pl forum pointed this out, along with the modest balconies.

Who it suits: rail commuters to the city centre or people working around Balice, first-time buyers with a budget below the Bronowice average, and investors counting on letting to students and staff of the agricultural university. Who it doesn’t: anyone sensitive to rail and aircraft noise, families who need shops and services on hand, and buyers who want a binding handover date — for now only an aggregator names one.
