Osiedle Fi (bud. 22, 24)

Osiedle Fi is a multi-phase Megapolis estate at Mateczny; buildings 22 and 24, now under construction with 228 apartments, are due in Q3 2026. Transport is the headline value: from the Mateczny roundabout a tram reaches the centre in about fifteen minutes, and drivers merge quickly onto Wadowicka and Kamieńskiego. Bonarka, the river boulevards and Old Podgórze sit within everyday reach — location-wise this is one of the strongest addresses in our review.

The pricing matches. The developer runs no open price list (everything goes through the sales office), aggregators indicate entry from about 16,428 PLN/m² — mid-range for Podgórze (15,900–19,000 PLN/m²) — and forum threads have discussed individual units above 21,000 PLN/m². Opaque pricing makes comparison and negotiation harder, which we log as a minus. The second minus is the busy arterial surroundings: some units will face noise from Wadowicka.

Who it suits: people working in the centre or Zabłocie who want new construction without moving to the periphery, and investors targeting stable long-term lets to professionals. Who it doesn’t: bargain hunters chasing a low price per metre — the same money buys more space in southern Kraków, just further from a tram stop.
