Skwer Harmonia II is the price extreme of our review: entry from about 9,830 PLN/m² per aggregators — the only project under the psychological 10,000 mark — with 251 apartments due in Q1 2027. To understand the price, drive down Półłanki Street: Rybitwy is still a landscape of warehouse sheds, workshops and logistics into which developers are only now stitching housing. ATAL is effectively selling the future — a vision of an area that some day is meant to undergo a grand urban transformation (the “Nowe Miasto” concepts), which today exists mostly in planning documents.

Buyers deserve the blunt version: that transformation’s horizon is measured in decades, not years, and until then daily life will feature trucks on Półłanki, bus-based transport and a commute through congested Wielicka or Nowohucka. The upside — beyond price — is the completed first phase standing next door: ATAL’s standard can be judged in the flesh rather than in renders, plus the reliability of a listed builder.

Who it suits: buyers on the tightest budgets consciously trading surroundings for square metres, and investors speculating long-term on eastern Podgórze’s transformation. Who it doesn’t: families expecting ready infrastructure, anyone sensitive to industrial surroundings, and anyone planning to resell on a short horizon.
