Osiedle Albatrosów II is a low-rise development by Instal Kraków at Albatrosów 21 in Rybitwy, south-eastern Podgórze. The first phase comprises four three-storey buildings; since 23 February 2026 buildings 21 and 21C have been on sale — 70 apartments in total from 30 to 77 m², ground-floor units with gardens of up to 150 m² (wiarygodnydeweloper.pl, September 2026). The lowest rate in the developer’s table is 12,998 PLN/m² (e.g. 30.57 m² for 430,598 PLN at the promotional price; as of 18 Sept 2026), with a range of 12,998–14,275 PLN/m². Mind the surcharge: buying a space in the underground garage is mandatory and costs 40,000 PLN, though selected units carry a “space for 1 PLN” promotion. The developer publishes no completion date; tabelaofert.pl gives Q3 2026, rynekpierwotny.pl Q4 2026 (September 2026).
The surroundings are still raw: the Albatrosów bus stop is about 450 m away, Biskupińska about 890 m (tabelaofert.pl, September 2026); the tram the developer refers to is only planned. Within a kilometre rynekpierwotny.pl counts just 2 shops, and the developer itself writes that shops, a school, a kindergarten and a medical facility “will be built in the future”. On the plus side are the modernised Vistula embankments with boulevards about 700 m away and the S7 Przewóz junction about 3 km off. On the budujesie.pl forum (June 2026) the architecture and “some of the largest” gardens were praised, while mini kitchenettes in family-sized flats drew criticism.
Who it suits: families and couples after a ground floor with a big garden below 13,000–14,000 PLN/m², drivers working in the east or south of the city, and buyers willing to wait for infrastructure. Who it doesn’t: people without a car, anyone needing a school and shops from day one, and investors counting on tenants who rely on public transport — without a tram this is a car-based neighbourhood for now.

Is Osiedle Albatrosów II a good investment?+
For: one of the lower rates in Kraków, low-rise buildings with gardens up to 150 m² and a price list straight from the developer. Against: a mandatory parking space, two shops within a kilometre, a school and kindergarten only "in the future" and no official completion date — a purchase that assumes a car and patience.
