Strefa Cegielnia 3

Strefa Cegielnia 3 is the next phase of the estate ATAL is building on Morcinka Street in Wzgórza Krzesławickie — on the site of the former Zesławice brickworks that gave the project its name. Phase three counts 137 apartments due in Q4 2026. The economics are simple: this is Kraków’s cheapest district (range 12,400–14,900 PLN/m²), and aggregators show entry from about 10,868 PLN/m² — it is hard to find anything new cheaper within city limits.

Honest trade-offs, then. First, geography: the north-eastern edge of Kraków, 35–45 minutes to the centre via Nowa Huta, with daily logistics built on a bus plus a tram transfer. Second, ATAL publishes no per-metre pricing — the price list uses total amounts, so comparing units takes your own spreadsheet. Third, supply-side competition: on literally the same street, Risto Deweloper is building Krzesławickie Tarasy, giving buyers and future tenants a local alternative.

On the plus side: the credibility of a listed developer with completed phases on site, abundant greenery and suburban calm. Who it suits: buyers at the tightest end of the budget who want a new-build standard at the minimum price. Who it doesn’t: anyone who values commute time, or investors counting on a quick flip.
