The explanation is twofold: large house floor plans dilute the per-metre price, and the location is the district’s villa-and-field western fringe, not showpiece Wola Justowska; the compact series A can reach about 22,700 PLN/m².
Life here looks the way the Wolski Forest next door promises: greenery of a class unattainable in the middle belt, silence, space — and total car dependence. Buses run, but daily commutes, schools and shopping are planned around driving; the jam on Księcia Józefa is local folklore.
