Osiedle Niezapominajek (Botanika)

Osiedle Niezapominajek (which developer Stylhut Investments also badges under its Botanika brand) is 35 small buildings with two apartments each — 70 units in total with 3–5 rooms from 62.66 to 113.98 m², gardens of 60–300 m², heat pumps and photovoltaics (osiedleniezapominajek.pl, September 2026). It lies on Niezapominajek Street in Chełm, in the Wola Justowska area of the Zwierzyniec district. The developer’s unit finder shows 47 units, including 34 “available” and 13 reserved at 16,000–16,500 PLN/m² (1.63–1.88 million PLN), and the price history has not moved since 25 August 2025 (as of 18 September 2026). This is where the sources diverge: rynekpierwotny.pl treats the estate as completed in Q3 2025 and has marked the offer inactive since 21 August 2026, while the developer’s construction diary for July–August 2026 still shows landscaping in progress. The developer does not publish the occupancy permit date.

The neighbourhood is the main argument: Wolski Forest with the zoo and Piłsudski Mound, the Srebrna Góra vineyard, and along the Rudawa the Velo Rudawa cycle path into the centre (osiedleniezapominajek.pl). The developer speaks of “numerous KMK connections” but names no bus routes; the nearest large shop is a Lidl in Wola Justowska. On the budujesie.pl forum (2025–2026) users raised the distance from public transport, the thin network of shops and schools nearby, and the lack of lifts. The buildings have three storeys with no lift and no underground garage — cars park on surface spaces (rynekpierwotny.pl).

Who it suits: families after a near-house with a garden on the edge of Wolski Forest, buyers with two cars and a budget above 1.6 million PLN who value quiet over a tram. Who it doesn’t: people with limited mobility, buy-to-let investors — at 16 thousand PLN/m² and these sizes an attractive yield is hard to reach — and anyone expecting shops and schools within walking distance.
