One transparent fee, fixed in writing before we start. On the secondary and off-market we work only for you — we take nothing from sellers, which is why we can negotiate against them. On partner new-builds the developer pays us, and we disclose it openly.

What buyers ask us

How much do your services cost?+

Full acquisition support is 2–3% of the purchase price with a 15 000 zł minimum. Legal support of the transaction alone is a fixed 4 000–7 000 zł. A consultation with yield analysis is 500–800 zł, credited if you go on to the full service. The exact quote is fixed in writing after the brief — before any commitment on your side.

Do you work with the secondary market?+

Yes — premium secondary is a core part of our work, including kamienica apartments in the centre. Before you sign anything we check the księgi wieczyste (land and mortgage register), encumbrances and debts, the building’s technical condition and its renovation history. Many of the best secondary offers never reach the portals — we source those too.

Can I buy remotely?+

Yes. We run viewings by detailed video, handle the paperwork, and the deal itself can be closed under a notarial power of attorney — without flying in at all, or coming only for the signing. A large share of our clients buy from abroad: we coordinate the notary, sworn translator and transfer of funds end to end.

Do I need a MSWiA permit?+

Most often, no. EU citizens don’t need it, and for non-EU buyers a self-contained apartment generally doesn’t require one either. It mainly concerns non-EU buyers purchasing houses with land and certain other property types. We check your specific case at the brief stage, before you commit to anything.

How long does a purchase take?+

A secondary-market deal usually runs four to eight weeks from offer to keys, depending on financing and the state of the documents. With new-builds the contract is signed within weeks, but handover follows construction and can be a year away or more. Buying remotely takes almost exactly as long.

How are you different from a seller’s agency?+

A listing agency is paid by the seller — to sell that seller’s stock. You pay us, and we answer only to you: we compare the whole market, point out the flaws, negotiate the price down rather than up, and talk you out of a bad deal. That conflict of interest is the very reason buyer’s agents exist.
