Cieszyńska 9 — our assessment

Cieszyńska 9 differs from most entries in our review: it is boutique and already closed. Buildings B and C with 157 units were delivered in Q4 2024, the developer (Palladio) no longer runs active sales on the project site, and supply appears mainly on the secondary market and in residual assignments. The historical average of about 24,010 PLN/m² speaks for itself — buyers paid well above the Krowodrza range for location and standard.

And, in fairness, the location justifies it better than many an “apartment-branded” scheme. Cieszyńska Street lies in a quiet quarter between Łobzowska and the avenues, fifteen minutes on foot from the Planty and Karmelicka, close to Park Krakowski and the universities. This is Krowodrza at its best: intimate, fully formed, with the complete set of urban services — minus the tourist churn of the Old Town.

Who it makes sense for: owner-occupiers wanting a prestigious yet residential slice of the centre, and capital treating property as a store of value in a scarce address. The pure rental arithmetic is weak, though — at this acquisition cost, long-term letting yields fall below the city average, and appreciation is more steady than dynamic. Yield-focused investors will find better price-to-rent ratios outside the premium segment.
